We were appointed in 2022 to look at options for converting a range of traditional and modern barns into new homes, in a rural setting close to Ilkley in the Nidderdale Area of Outstanding Natural Beauty. The barns are unlisted and form part of a larger group of buildings including a former farmhouse in separate ownership, in near proximity to a listed building, and contribute to the local character and attributes of the protected landscape. The site benefitted from an extant planning permission for re-use and conversion and we appraised these proposals before developing an architectural and landscape strategy that made better use of the topography and form of the buildings in their setting to increase the overall development capacity and future saleable value of each individual home.
The scheme rationalises the approach to demolition, conversion and linked new build elements, and prioritises the creation of sensitively-designed external amenity spaces. Key to our strategy was establishing a shared ‘farm’ yard that reduces the impact of car movements within the site; and designing domestic spaces that make better use of the form and fabric of the traditional barn, working with its generous volume and minimising the insertion of new wall openings to ensure its character and historical charm are retained as part of the residential conversion. The project will be built out in 2023.
